A mortgage lender will find a loan product that you meet THEIR requirements.A pre-approval will at least show a seller that you have started the buying process and are able to purchase a home in their price range. |

| Presentation of offer to seller / Acceptance of offer or sellers counter offer |
| After writing a contract, I will deliver it to the listing agent. They in turn will present the contract to the sellers. The sellers have 3 choices: accept, counter, reject. In most cases the seller will accept or counter. In the event the seller counters you have the same 3 choices the seller did.ONCE THE CONTRACT IS ACCEPTED BY BOTH PARTIES, THE PROPERTY IS OFFICIALLY UNDER CONTRACT. |

| Property Under Contract |
| Once the property is under contract, I will guide you thru the steps to closing. Some of the steps include: Appraisal, Inspections & Final Preparations. |

| Appraisal - Inspections - Final preparations |
| AppraisalAn appraiser will appraise the property to make sure you are not paying more than fair market value.InspectionsThis includes house & termite. You may opt out of doing a house inspection, however most lenders require a termite inspection.Final PreparationsYou will need to contact your insurance agent for insurance on your property. Finally make all the calls to have all utilities transferred to your name on the day of closing. |

| Final Walk-Through |
| Once everything is completed and we have a clear to close, we will have a final walk-through a few days before closing. |

| Closing & Posession |
| Many people are "lost" when it comes to closing. This really is one of the easiest steps for the buyer. Before closing I will receive a HUD statement. This is a break down of your expenses. After reviewing we will have the final amount needed for you to bring to closing, usually in the form of a cashiers check. In the event your loan does not need to have any upfront cost, there will still be a HUD statement for you to review and sign at closing.During closing the closing department at the title company will walk you through all the paperwork needed to make the property yours. Your loan documents will also be signed at this time.ONCE ALL PARTIES HAVE SIGNED, YOU WILL BE ON YOUR WAY TO YOUR NEW HOME! |
